What is different about plumbing in Karen
- Most plots off Bogani Road and Miotoni are on borehole rather than mains, so pump sizing follows the tank height and the plot layout rather than the number of taps in the house.
- Karen half-acre plots put the soakaway a long way from the house, which means long 110mm runs where the fall has to be surveyed and set rather than assumed by eye.

Plumbing in Karen
Karen is the opposite of Westlands. Plots are large, houses are detached, and almost every property runs its own water and its own sanitation. That means the work here is infrastructure (boreholes, pumps, storage and septic systems) rather than the fittings-and-fixtures work that fills the day in an apartment district.
It also means when something fails in Karen, there is no neighbouring supply to fall back on. A failed borehole pump is not an inconvenience, it is a house with no water until it is fixed.
Water on a Karen plot
Most of Karen is not on a reliable mains supply, so the chain is borehole, storage, pump, house. Each link fails differently. The pump is what people call about; the rising main between the head and the tank is what is actually leaking about as often, and it is buried under lawn that has usually been re-landscaped since it was laid.
Sizing is where Karen plots get let down. A pump specified for a small house on a small plot gets installed on a property where the tank is thirty metres away and four metres up, and it runs permanently until it burns out. We size on head and realistic demand, and we say so in writing.
Sanitation on half an acre
Karen has no mains sewer. Every plot handles its own effluent, and the distance from house to soakaway is the thing that goes wrong. A long 110mm run needs its fall surveyed: too shallow and solids settle out along the way, too steep and the water runs away from the solids and leaves them. Both end as a line that blocks every few months and gets rodded instead of corrected.
Where the soil percolates poorly we will recommend a biodigester rather than a conventional tank and soakaway. On the deeper soils around Karen Plains and Mokoyeti a conventional system still works well, and we will say so rather than sell the more expensive option by default.
Getting onto the plot
Karen’s estates are security-managed and most of them mean it. A drilling rig or an exhauster needs clearance a day ahead, in writing, with the registration and driver. We handle that with your estate manager as part of the job, but we need to know at the quotation stage, not on the morning the rig is due.
