Plumbing in Kilimani
Kilimani has changed faster than its plumbing. A neighbourhood of single-storey houses on large plots has become a district of towers, and two kinds of building now sit side by side: modern high-rise blocks with banded pressure systems, and 1970s houses carrying loads they were never designed for.
The faults are completely different, and so is the diagnosis.
In the towers
Modern Kilimani blocks are zoned. Rather than one pump serving twenty floors, the building is banded and each band has its own booster. That is good engineering, and it means a failure presents in a very specific way: floors nine to sixteen have no pressure, everyone else is fine. When a caller describes that pattern we already know we are going to the plant room.
Underground storage is the other constant. Mains supply into Kilimani is rationed by day, so the tanks fill when the mains runs and the building lives off storage the rest of the time. A block that loses water mid-afternoon usually has a storage sizing problem or a fill valve that is not opening, not a mains problem.
In the converted houses
The stock around Argwings Kodhek Road and the Milimani end is a different job entirely. A house plumbed for one family in 1975 now holds a firm of accountants with five bathrooms, and the supply pipework was never upsized. The symptom is pressure that collapses whenever two fittings run at once, and the honest answer is usually a repipe of the main runs rather than anything clever.
These buildings also tend to have had extensions added by successive tenants, each spurring off whatever pipe was nearest. Before quoting we trace what is actually there, because the drawings, where they exist at all, stopped being accurate decades ago.
Access
Basement parking in the newer Kilimani towers has a height restriction that a rig will not clear, and loading into the plant room is often through the car park rather than the lobby. For routine work we bring the small van. For anything needing the larger vehicle we check clearance with the caretaker first.
