Water is coming through my Parklands ceiling but the flat above is dry. How?

That is typical of a cracked cast iron soil stack. Water tracks along the stack and inside the wall before it appears, often a floor or two below the actual fault. We trace the stack rather than assuming the flat directly above is responsible.

Can one flat be isolated in an old Parklands block?

Frequently not. Single-riser blocks have no per-flat isolation, which means a repair in one unit needs the stack shut down and the whole line given notice. We arrange that through the caretaker.

Plumbing in Parklands

Parklands is old, dense and heavily converted. Purpose-built flats from the 1960s and 70s sit beside large houses that have been subdivided into multiple units, and the plumbing in both has been extended repeatedly without being redesigned.

Single risers

The older blocks were built with one riser per stack and no isolation at flat level. It is a detail that only matters when something fails, and then it matters a great deal, because repairing one flat means shutting water to every flat on the line.

We plan around it. Where we know a block has single risers we schedule work early in the morning, give the stack notice through the caretaker, and pre-fit isolation valves while the water is off so the next repair does not require the same disruption.

Converted houses

A large Parklands house divided into six units is one of the harder plumbing environments in the city. Six kitchens and six bathrooms hang off supply pipework sized for a single family, and each conversion spurred off whatever pipe was closest at the time. Pressure collapses whenever two units draw at once.

There is rarely a clever fix. The honest answer is upsizing the main runs, and we would rather say that than sell a booster that masks the problem for a year.
