My Lang'ata soakaway keeps backing up. Is the tank too small?

Usually not. Shallow murram over rock in much of Lang'ata limits how deep a soakaway can go, so it saturates quickly. A biodigester removes the dependence on percolation entirely, which is why we recommend it here more than in most areas.

Much of Lang’ata sits on shallow murram over rock. That matters for sanitation, because a soakaway needs depth to work and there is not much available. Systems here saturate faster than the same system would in Muthaiga, and owners conclude the tank is undersized when the real limit is the ground beneath it.

Biodigesters come into their own here for exactly that reason: they do not depend on percolation in the same way.

Estate reticulation

The older estates distribute water through estate-owned pipework that is now decades old. When several houses report low pressure at once, the fault is in that shared network rather than in any one property. We are happy to test and report on estate mains for committees, and it is considerably cheaper to find a leak deliberately than to keep paying for the water it wastes.

Shared boreholes

Where an estate runs a communal borehole and pump, a single failure leaves every house dry. The maintenance is nobody’s individual problem until it is everybody’s emergency. Scheduled servicing of a shared pump is one of the better-value things a Lang’ata estate committee can arrange.
