Why does my Westlands flat lose pressure when the block has water?

Westlands is the densest part of our coverage and almost none of the work here is a simple household repair. It is apartment plumbing: shared risers, shared storage, shared pumps, and a line of responsibility between you and the management company that is rarely written down anywhere.

That changes how we diagnose. When someone calls from a flat off Rhapta Road with no pressure, the first question is not about their fittings. It is whether the neighbours have water. If they do, the fault is in the flat. If they do not, we are going to the plant room and the call is really the management company’s.

What we see most in Westlands

Booster and pressure-vessel faults. The commonest single fault in the area. A pressure vessel with a failed bladder makes the pump start and stop every few seconds, which starves the upper floors and destroys the pump within months.

Narrowed galvanised risers. The older Brookside and Riverside stock was plumbed in galvanised steel, and corrosion narrows the bore from the inside for years before anything leaks. Repiping a riser in an occupied block has to be staged floor by floor, and we plan that with the caretaker before we start rather than discovering it on the day.

Leaks between flats. Water appearing in a ceiling in Westlands is usually the flat above, and that is a delicate conversation. We find and document the source, photograph it, and give both parties the same written report so the discussion is about the repair rather than about blame.

Working around the buildings

The practical constraints here are access, not plumbing. Service lifts are small, parking is scarce along Woodvale Grove and Chiromo Lane, and most plant rooms are locked.
