Communal boreholes and individual meters
Most schemes here run a shared borehole with metering to each unit. It works well until the metering goes wrong, and when it does the resident experiences it as a billing dispute rather than a plumbing fault.
The test is simple. Close everything in the unit and watch the meter. If it still turns, there is a leak between the meter and the unit, often on a buried spur under a driveway or a lawn. If it does not, the problem is the meter or the estate’s apportionment, and that is a conversation with the management company.
Check the warranty first
Several phases at Fourways Junction and Membley still have developer warranties running on the original installation. We check before quoting. Paying us for something the developer is obliged to put right is money wasted, and we would rather tell you that on the first visit.
Basements and the water table
Ground near the Two Rivers end holds water. Basement pump chambers here take water during the long rains and need a properly rated sump with a float switch and a non-return valve on the discharge, tested before the rains rather than during them.
